Greenbriar

Greenbriar marks the return of Levitt and Sons, Inc. to the Virginia housing market since completing Riverdale in Norfolk County in 1943.  The late 1960s would see Levitt making ambitious plans for serveral large-scale projects in Northern Virginia, including West Springfield and Loudoun County along the Potomac River, though these communities were never fully realized.  The Loudoun County community was stalled by local fears of overdevelopment, which locals had witnessed in neighboring Fairfax and Arlington Counties and more recently in their own back yard with Sterling Park in the 1960s, and now the Sugarland Run community, begun in 1971 by Boise Cascade and completed by Larwin.  The tract would not see development for another ten years due to litigation and divestiture of Levitt and Sons by ITT.  Much of the remaining land in West Springfield that was started as Pohickory in the early 1970s by Levitt and Sons would eventually be built upon in the 1980s by Levitt Homes (by this time a subsidiary of Starrett Housing Corp.) as the Lake Forest community.  The Loudoun tract was ultimately completed as the planned community of CountrySide by the 437 Land Comapny, a subsidiary of ITT--an outcome of the divestiture of Levitt and Sons by ITT.

The 1969 Houses:

With the opening of a new section for 1969, the Cedarbrooke model was discontinued from the houseline, bringing the total number of models available back to six.  A seventh model, the Cromwell, would be added to the houseline for 1970  and the recently added Nottingham model would be renamed (see the 1970 Houses below).

In May 1970, after selling over 1,200 homes in Greenbriar, a new phase of Greenbriar was opened for sales.  Although Greenbriar was initially divided only into two separate neighborhoods--Point Pleasant and Middle Ridge--the new section was advertised under the name Foxcroft at Greenbriar.  Three weeks later, advertisements announced the opening of Huntington at Greenbriar.  The advertisements for the new sections mentioned the Foxcroft or Huntington name in the copy, but still carried a logo referencing only the larger community of Greenbriar.  The same models were offered in the Foxcroft and Huntington sections, with the added feature of aluminum siding.  The alliterative street-naming convention using P and M from the initially named sections was continued and was not altered to accommodate the additional names of Huntington and Foxcroft, which were merely infill phases that are otherwise fairly integrated with the sections that were previously constructed and occupied. The Exhibit Center and sample homes remained on Melvue Court and occupancy was advertised as summer.  By August 1970, advertising refered only to the Greenbriar community and not any individual named sections.  The Foxcroft and Huntington sections appear only to be construction phases of the larger Greenbriar community and are not defined entities based on identifiable physical features such as the street network.

In August 1970, a seventh model, the Cromwell, was added to the Greenbriar houseline with the sample home being built on Melvue Court at the Greenbriar Exhibit Center.  The Cromwell is the same base house as the Coventry model introduced at Belair Village at Bowie, Md.

The Nottingham model was also renamed the Norfolk at this time.  The addition of a rear dining deck was highlighted as a standard feature and the model was considered a new addition to the houseline, even though the interior floor plan did not change.
